The Exchange

The Exchange is a AAA class office and hotel tower with retail.

Certified LEED Platinum, the project has become Vancouver’s most sustainable office tower at its completion. The 30-story tower is elegantly integrated into the 11-story Vancouver Old Stock Exchange building, earning it Vancouver’s first Heritage Building designation for a LEED Platinum building.

Metal radiant ceiling solutions coupled with raised floors and displacement ventilation bypassed height limitations that came with the existing façade, allowing for maximized ceiling height and an additional level. As the first full metal radiant ceiling office tower in North America, this solution required high levels of team coordination.

Incorporating a hotel while maintaining the LEED Platinum status also required close work with the Canada Green Building Council (CaGBC) to ensure that the dual occupancy type was modeled correctly and targeted credits were achievable. The team was able to repurpose radiant ceiling systems for the hotel and integrate plumbing fixtures throughout the hotel and office.

With water harvesting, LED lighting, geo-exchange, and solar thermal systems, the Exchange has raised the bar for environmental performance, expending only half the energy of a like-sized office tower.
