Gensler’s renovated offices at 2101 Webster are on the top floor of a 20-story building in downtown Oakland.

The space includes conference rooms, flexible gathering spaces, a library, and an in-house workshop with 3-D printers, industrial tools, and equipment.

Introba (formerly Integral Group) provided mechanical, electrical, and plumbing design, sustainability consulting and daylighting and lighting design services. The office is registered LEED v4 CI-Gold.

The renovation involved significantly simplifying the HVAC systems, removing redundant and inefficient systems, and replacing them with a single Thermo-Fuser (VAV + reheat) system. A large piece of ductwork was preserved, helping to cut costs on materials and divert waste from landfills. Reducing the mechanical systems also opened up the space; the drop ceilings were removed for more dramatic high ceilings and ample daylight.

An automatic window shade system was installed to reduce afternoon glare and abate heat gain and loss. All lighting fixtures were replaced with all-LED, high-efficient lighting. On-demand water heaters and low-flow fixtures were installed in the kitchens to achieve water savings
