Dubai International Financial Centre

The buildings by Daman at the Dubai International Financial Centre (DIFC) has 800,000 square feet of residential apartments; 600,000 square feet of contemporary office space; a 100,000 square-foot, 100-key, five-star hotel; and approximately 50,000 square feet of amenities, including two restaurants and a destination spa. The buildings also include approximately 50,000 square feet of retail space and other residential “community” facilities such as a fitness center, day care, kindergarten, a community center, and a mosque. The project will accommodate nearly 3,000 cars, half of which will be housed in conditioned automatic parking. The project will be connected to the entire DIFC by a light rail system.

The buildings by Daman sit at one of the most prominent sites within the evolving DIFC. Integral Group was selected to do mechanical, electrical, and plumbing design. The office component will have a 50,000 square-foot footprint and will be equipped with underfloor air distribution systems. Ceiling heights that allow for trading halls have been created on some floors while column-free space will provide for long-term user flexibility. These design parameters make the project completely unique to the Dubai marketplace and present an ideal environment for financial services companies.

The buildings have been specifically located and scaled to maintain as much open space on the site as possible for both office and apartment tenants. The West park is open to allow for a combination of sporting events for all tenants of the complex. The East park, reserved for the residents, comprises of more outdoor sporting activities as well as family areas and two swimming pools.
