Building on the success of the Net Zero Energy retrofits at 435 Indio, 415 Mathilda, and 117 Easy Street, Sharp Development and Hillhouse Construction teamed up again with Introba (formerly Integral Group) to produce a fourth NZE Class A office space from a former uninspiring building.

Introba provided mechanical, electrical, and plumbing design services, lighting, and daylighting to transform this 42,000 ft² space. The LED lighting is powered through low-voltage Ethernet cables, and IT switches (Power-over-Ethernet, or PoE) rather than traditional electrical wires and are programmed to change hue based on natural light sources to sync with human circadian rhythms. The PoE infrastructure also powers the windows, ceiling fans, skylights, and security systems, and data transmitted through the same cable allows occupants to manage and optimize the building systems digitally. Lighting, temperature, and air quality can be controlled and customized to the specific workspace to reflect personal user preferences.

During the tenant improvement phase, Introba provided Title 24 energy calculations, design review of MEP design drawings, and updated our Net Zero Energy model to reconfirm the building would perform at NZE based on the TI design.

Occupants have access to a 5,000 ft² all-season patio sheltered by semi-transparent photovoltaic panels that provide shade and rain protection and contribute 35% of the clean power produced by on-site PVs.
