3200 Bluff Street is the second phase of a larger mixed-use development in Boulder, Colorado.

This two-building, 98,000 ft² development will be directly adjacent to the first Boulder Commons project, for which Introba (formerly Integral Group) also provided engineering and design services. One building will consist primarily of offices, and the second will be a multi-family residential building. There will also be retail space on the first floor of both buildings.

Introba provided MEP design, photovoltaic design, energy modeling, daylight modeling, and water consulting services on this project. The buildings are designed with bioclimatic and passive design strategies to minimize energy use while maximizing outdoor comfort and connection. These strategies include daylight harvesting, natural ventilation, and a super-insulated, air-tight envelope. A high-efficiency, variable refrigerant cooling, heating, and ventilation system is utilized to maximize free heat recovery for the buildings while providing a simple, flexible, low-cost, and low-energy HVAC solution.

As an aggressive energy reduction strategy, a unique system will extract heat from the residential building wastewater system to pre-heat the hot water source for showers and sinks.

The large photovoltaic (photovoltaic) array is sized to offset 100% of the energy the buildings will use over a year, designed to achieve the Net Zero Energy goal. Like the Boulder Commons buildings, this project will perform NZE operations by utilizing horizontal and vertically mounted photovoltaic as part of the exterior façade of the buildings. Because the buildings are all-electric, they will be both Net Zero Energy and Net Zero Carbon.
