This project involved the radical refurbishment of a deck-access block of flats in the London Borough of Hackney. As part of the complete regeneration of the Nightingale Estate, Alma House an eight story block, was re-modelled from the 1970’s design, with the residents’ quality of life as priority. Resident liaison therefore was a key factor in this success, especially for those remaining in occupancy whilst two cut-outs were made to the elongated block structure - converting it into three smaller blocks of 124 flats.
Elementa’s work on this project comprised mechanical, electrical & public health design to refurbish 121 dwellings. The works for the borough required significant liaison between all stakeholders to agree acceptable solutions. The challenge for this project was to maintain safe access to the residents during the refurbishment, & upgrading & maintaining life and fire safety systems. Combination boilers replaced the original heating system inside, while existing wall cavities were insulated. Passenger lifts were also replaced and security was improved by CCTV cameras in the entrances and lifts, linked to an entry-phone system that can also be monitored by an off-site concierge. The final outcome is a beautifully restored community development that won the ‘RIBA Gold Award’.
